Homeownership is the number one way to create wealth in the U.S. and to create intergenerational wealth transfer to children and grandchildren. This process cannot begin if a person sits on the sidelines as a renter. The U.S. is the only country in the world that allows a fist time homebuyer to obtain a 30-year fixed rate mortgage that can be repayable at any time without any penalty. This allows a first-time homebuyer to lock in their monthly cost of a mortgage payment for the rest of their life, and this can only go down. This is an amazingly powerful financial tool from the peace-of-mind to know that your future wealth will not be stripped away from you in the form of rising rents, or rising interest rates if you had an ARM loan. For the rest of your life your mortgage payment can only go down, and you can refinance as often as you would like. It is like a ratchet wrench that only turns one direction. This powerful tool is often under-appreciated by our industry, and it is valuable in any housing market time period. But in my opinion, it is the most valuable in times of significant uncertainty in terms of where mortgage rates are going. If you are worried that rates might go up, this mortgage solves that problem. If you hope rates go down, this mortgage allows you to get the full benefit of the lower rate.
