This time of year, I’m often asked: Is now a good time to buy a home? The answer depends on your personal situation, but there are some key trends in the summer 2025 market that can help guide your decision.
📉 Mortgage Rates: Slight Relief for Buyers
After peaking in late 2024, mortgage rates have seen a slight dip in Q2 of 2025. While we’re not back to the ultra-low rates of the early 2020s, this summer marks a more favorable borrowing environment for well-qualified buyers.
Pro Tip: If you’re a first-time homebuyer in Oregon, Washington, or California, look into FHA and conventional 3% down options. These programs offer competitive rates and low entry barriers.
🏘️ Inventory Is Rebuilding — Slowly
Inventory across the West Coast remains tight, but we’re seeing a gradual increase in new listings, especially in mid-tier markets like:
- Eugene & Bend, Oregon
- Spokane & Tacoma, Washington
- Inland Empire & Sacramento, California
This gives buyers a bit more room to negotiate compared to the ultra-competitive conditions of 2021–2022.
💸 Home Prices: Stabilizing in Key Markets
Prices have largely stabilized after a few years of volatility. In many areas, year-over-year growth has returned to the 3–5% range — a sign of a healthier, more predictable market.
If you’re planning to buy and hold your home for at least 5–7 years, this could be a great entry point. As I like to say, “you can’t out-save appreciation!”
💬 Buyer Tip: Get Pre-Approved Before You Start Shopping
In today’s market, homes that are well-priced and move-in ready are still going quickly. Getting pre-approved not only strengthens your offer — it also helps you set a realistic budget based on current interest rates and loan programs.

🌟 Final Thoughts: A Balanced Market Offers Opportunity
Summer 2025 isn’t a “buyer’s market” — but it’s also no longer a frenzy. If you’re financially ready and plan to stay in your home long-term, now can be a smart time to buy, especially with strategic financing.
